What we do
A principal, not a broker
We buy houses directly and pay with our own capital, so we can move quickly and close with certainty — no financing contingencies, no listing timeline, no commissions to work around. Once we own a home, our own crews handle the renovation.
Because we’re principals and not agents, we don’t list property, we don’t broker deals, and we don’t take or pay referral fees. The houses we take on are often dated, deferred, or inherited — the ones that need work before they’re worth what they should be.

A meaningful share of the homes we buy come through estates, and the first question is rarely “will you buy it?” It’s “what are the options?” So for probate and estate attorneys in San Diego, we prepare a complimentary Estate Property Options Report — a client-ready, one-page look at what a property is worth and what each path nets the estate: selling as-is, listing, or a light renovation first.
No charge, and no client details needed — just an address. When listing nets the estate more than a sale to us, the report says so plainly. That’s the point of it.
